MB BIM reviews all design models and available trade models including architectural, MEP, Steel, Concrete, Wood Framing and Fire Protection. We check them for completion and accuracy within an eye towards missing or incorrect content that will cause coordination issues during construction. MB BIM uses Navisworks Manage and construction experience to identify issues, in order to aid the design team in producing more constructible design documents. Through this process, trade specific issues are also identified and reviewed with the impacted trade in order to avoid future field delays and rework. These issues are delivered in a clear and concise report that the design team, GC and trades can act on.
This service includes:
-
Condition the design models to be more correct complete.
-
Include items shown in 2D details and not modeled in 3D will not affect above ceiling coordination
-
Account for items like duct and pipe insulation, and trapeze hangers that are not typically modeled by design team
-
Combine all models into a composite coordination models
-
This Includes 'free' models that are often provided by specific trades including fire protection, steel, etc.
-
A clear and concise report that identifies items that need further coordination or re-work, indicating the issue, affected disciplines, and reference sheets in the design drawings. Broken out by trade vs. design issues.
-
Meetings with the design team and / or trades to review the reports.
The advantages of this service include:
-
Compressed schedule: Pre-coordinating critical routing of systems virtually, prior to installation, increases field productivity because the space required for installation has been accounted for in the model at the time of installation. Delays in the field due to RFI's or questions to the design team and owner are significantly reduced.
-
Reduced cost due to rework and field coordination: Having established routing of critical systems that fit in the provided space reduces rework in the field. Rework in the field due to RFI's and questions to the design team and owner are significantly reduced because they were already answered during the coordination process.
-
Increased quality: Through the design model coordination and modeling process, we can confirm and maintain the design intent through design reviews and better quality design drawings.
