MB BIM acts as the Trade Coordination lead using Navisworks Clash Detection to identify clashes between design models and models provided by various trade subcontractors and determine solutions, virtually, prior to installation in the field.  We work with the client (GC) and subcontractors to maintain and update coordination models to reflect field conditions. 

 

This includes checking, updating, and supplementing the Architectural and Structural Design models per the design documents. In addition, MB BIM uses clash metrics to hold subcontractors accountable and track, forecast, and manage the coordination process.

This service includes:

  • Set-up and run the coordination kickoff meeting.

  • Provide the coordination procedures documentation including:

    • Coordination process / schedule

    • Modeling conventions / requirements / hosting

    • Model sign-off procedures

  • Work with the client or QC to ensure design models are up to date and match drawings and details, and incorporate submittals for components that aren't modeled.

​Additional services include:

  • Combine models from all trades, run clash detection and track clash resolution.

  • Set-up and run weekly coordination meetings and keep meeting minutes.

  • Assist the client in producing RFI's

  • Provide clash metrics and coordination status updates

  • Provide a sign-off document and coordinated field use model

  • QC underground installed materials using drone overlays

The advantages of this service include:

  • Compressed schedule: Coordinating all systems virtually, prior to installation, increases field productivity because the location and interaction with other trades has already been established in the model at the time of installation. Delays in the field due to RFI's or questions to the design team and owner are significantly reduced. Trade subcontractors will create installation and fabrication drawings directly from the coordinated model.  In addition, having a coordinated model allows the trade subcontractors to pre-fabricate in order to reduce installation time.

Additional advantages of this service include

  • Reduced cost due to rework and field coordination: Having a model where the location of all elements is already coordinated reduces rework in the field.  If the field installation matches what is in the coordinated model, the trades that install first will not need to tear out or redo work because the trades that install last do not fit or do not meet the design intent.  Rework in the field due to RFI's and questions to the design team and owner is significantly reduced because they were already answered during the coordination process.

  • Increased quality: Through the coordination and modeling process, more options can be evaluated resulting in a better product. The coordinated drawings (created from the model) are reviewed and approved by the design team and owner, confirming that the design intent is met. Finally, the models can be used to QA/QC the installed product.
